North Shore HOA Neighborhood News - September 2020

Heading into September, the following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

*** We're continuing to adhere to loosened SC COVID-19 lock down rules. We'll keep you updated as things change.

  • Lake Front Retaining Wall: The new wall functioning well, looks great, and has definitely saved us from additional erosion during Spring rains and flooding. Great investment.
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the waterfront property transferred into the HOA’s name.
  • Insurance: The board has authorized an increase in our liability coverage from $2M to $4M. This was done to reduce our liability should an accident occur on our property.
  • Security Camera System: The Board selected a camera system which will cover both the lakeside and parking lot side of the buildings. There will also be coverage of the clubhouse, pool, sheds and entrances. System is installed and being tested
  • Security Gates & Fence: The Board has accepted bids and is now reviewing quotes from gate and fencing vendors. Homeowners will have the opportunity to review options and give input.
  • HOA Rules and Regulations have been reviewed by the new Board members. The revised document was presented to homeowners for their review and comments.
  • Communications Committee will be meeting to review and further refine the HOA web site, Facebook page, Monthly Newsletter, etc. 
  • Thank you to all our community volunteers who have helped on the many projects they have completed, e.g. playground, benches, firepits, beautification.... 
Hopefully all homeowners receive the much more detailed status reports emailed out by Calhoun Mays and the HOA Board and items posted on the North Shore Facebook page.

Governors Executive Order 2020-19 and 2020-21, CDC Guidelines, and Latest HOA Board Recommendations and Directives

  • The clubhouse will remain closed for now until the SC Governor's EO is rescinded. However, the pool is open. New rules have been posted on the HOA Facebook page.
  • If you are showing and symptoms of the COVID virus (cough, sore throat, congestion), you are required to quarantine yourself for at least 14 days.

  • Security Camera System: The Board selected a camera system which will cover both the lakeside and parking lot side of the buildings. There will also be coverage of the clubhouse, pool, sheds and entrances. System is being installed.

Fourth of July Celebration at North Shore Villas on Lake Marion

It was great to celebrate the Fourth of July holiday this year at the North Shore Villas on Lake Marion near Summerton, South Carolina. Given the lock down and social distancing during the COVID-19 pandemic this past year, it was great to be out and about after so long. 




In addition to our home owners and their families, we had quite a few visitors parking their boats by our new seawall. Most of them stayed all day and into the night when the North Shore Villas Home Owners Association (HOA) put on its annual fireworks show. The fireworks were set off from a raft just off shore, giving all home owners, boaters, and campers a really great show.



In addition to our North Shore HOA firework show, residents also got to observe several other firework displays set off on the other side of the lake. It made for an entertaining hour long Fourth of Julu firework show many will remember for quite some time. 

Thank you to everyone who made this happen - the HOA Board and to Jason Mock and his loyal crew. Looking for an even better celebration in 2021, when the pandemic has been defeated and life has returned to the new normal.

North Shore HOA Neighborhood News - July 2020

Heading into July, the following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

*** We're continuing to adhere to loosened SC COVID-19 lock down rules. We'll keep you updated as things change.

  • Lake Front Retaining Wall: The wall is complete and functioning as planned. The wall has definitely saved us from additional erosion during recent rains and flooding. 
  • Seawall Railing & Signs: Railing issue has been tabled. For safety reasons, We have installing warning signs, as well as private property signs.
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the waterfront property transferred into the HOA’s name.
  • Insurance: The board has authorized an increase in our liability coverage from $2M to $4M. This was done to reduce our liability should an accident occur on our property.
  • Marina slip assignment forms along with instructions as to how to fill them out have been sent out and need to be returned.
  • Security Camera System: The Board selected a camera system which will cover both the lakeside and parking lot side of the buildings. There will also be coverage of the clubhouse, pool, sheds and entrances.Total cost for that project is $11,300. This money will come from reserves and there will be no additional assessment.
  • Thank you to all our community volunteers who have helped on the many projects they have completed, e.g. playground, benches, firepits....

Governors Executive Order 2020-19 and 2020-21, CDC Guidelines, and Latest HOA Board Recommendations and Directives

  • Executive Order (EO) 2020-19, strictly forbids any short term rentals. Homeowners who currently rent their units must no longer do so until the EO is rescinded.
  • The clubhouse will be closed for now until the SC Governor's EO is rescinded. However, the pool is now open.
  • If you are showing and symptoms of the COVID virus (cough, sore throat, congestion), you are required to quarantine yourself for at least 14 days.
  • The Governor is in the process of slowly lifting the lockdown order. The Swimming Pool is now open. New rules have been posted on the HOA Facebook page.

Heading into June, the following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

  • Lake Front Retaining Wall: The wall is complete and functioning as planned. The wall has definitely saved us from additional erosion during recent rains and flooding.

  • Other Volunteer Projects: In addition to the notice board by the mailboxes, benches and other outdoor furniture around the firepits have been repaired and painted, Additional furniture has been donated and fixed up, the playground is being repaired and painted. weeds and vines pulled, trimming done, plants and bushes moved, a new water garden started which has the additional benefit of acting as drainage for a wet spot. Thank you to all our community volunteers.

North Shore HOA Neighborhood News - May 2020

Heading into May, the following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

*** We're currently adhering to SC COVID-19 lock down rules that are in the process of being slowly lifted. We'll keep you updated as things change.
  • Lake Front Retaining Wall: The wall is complete and functioning as planned. We have experienced very high lake levels over the past month or two and the wall has definitely saved us from additional erosion. 
  • Seawall Railing: The majority of the homeowners opted to table the issue of a railing for the time being. However, for safety reasons we are in the process of procuring warning signs as well as private property signs since we've had some "visitors" enjoying our improved waterfront.  The signs will be a minimal cost.
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the waterfront property transferred into the HOA’s name. The new plat basically includes all the property on the lake side of the condos, to include the sea wall. 
  • Insurance: The board has authorized an increase in our liability coverage from $2M to $4M. This was done to reduce our liability should an accident occur on our property.
  • Marina slip assignment forms along with instructions as to how to fill them out have been sent out. Please follow the instructions in the mailing to fill out the document. 
  • Security Camera System: The Board selected a camera system which will cover both the lakeside and parking lot side of the buildings.  There will also be coverage of the clubhouse, pool, sheds and entrances. Homeowners are encouraged to consider installing motion-activated solar powered lights to the backs of your sheds to help dter theives (@ $29.00 on Amazon).  The cameras can pick up anything at the front or sides of the sheds but it would be much too costly to install a system to cover the rear of the sheds. Total cost for that project is $11,300.  This money will come from reserves and there will be no additional assessment.
  • Other Volunteer Projects: In addition to the notice board by the mailboxes, the benches and other outdoor furniture around the firepits have been repaired and are in the process of being painted by a group of volunteers. Additional furniture has been donated and fixed up, picnic tables are getting a coat of paint, the playground is being repaired and painted. Weeds and vines pulled, trimming done, plants and bushes moved, a new water garden started which has the additional benefit of acting as drainage for a wet spot. Thank you to all our volunteers.
  • In addition to sewing and donating face masks, Karen Doggett and the other members of the Welcome/Events Committee, has been a dynamic force in pushing to get things done and get folks together.

  • EO 2020-21 restricts movement outside of the home to essential business only. However, you may go to the grocery store or pharmacy if absolutely necessary.
  • Social distancing, wearing protective masks and gloves, frequent handwashing and showering are recommended by the CDC.
  • If you are showing and symptoms of the COVID virus (cough, sore throat, congestion), you are required to quarantine yourself for at least 14 days.
  • If you are aware of folks who are in self quarantine either because they have symptoms or are high risk*, please check on them via phone to see if they need anything. Be a good neighbor.
  • The Governor is in the process of slowly lifting the lockdown order. The Swimming Pool will be opening on May 18th. New rules have been posted on the HOA Facebook page.

Heading into April, the following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

*** We're currently adhering to SC COVID-19 lock down rules. Pool is closed and everyone should avoid any large gatherings of more than 10 people through the end of April.  We'll keep you updated as things change.
  • Lake Front Retaining Wall: The wall is complete and functioning as planned. We have experienced very high lake levels over the past month or two and the wall has definitely saved us from additional erosion. The Board has heard from many of you and everyone appears to be very pleased with the final product.
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the waterfront property transferred into the HOA’s name. Mr. Roquemore has agreed to sign the transfer papers once they are ready and he has approved the new plat. The new plat basically includes all the property on the lake side of the condos, to include the sea wall.

  • Great job by community volunteers this past month mulching/spreading pine straw in flower beds around the buildings.

North Shore HOA Neighborhood News - March 2020

Heading into March, the following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

  • Lake Front Retaining Wall: The project is pretty much wrapped up and I must say the contractor did a great job. Really looks good. It was also nice hearing the detailed report at the recent HOA Board Meeting that it came in on time and pretty much right on budget. Read the latest meeting minutes for more detail. 
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the waterfront property transferred into the HOA’s name. Mr. Roquemore has agreed to sign the transfer papers once they are ready and he has approved the new plat. The new plat basically includes all the property on the lake side of the condos, to include the sea wall.

  • Starting January 1, 2019, Santee North Shore LLC decided that it needed to start charging $40 per month for the boat slips to help offset the cost of operating and maintaining the marina  Stay tuned for more details which have just been mailed out.
  • The Board held the Annual Association meeting on Friday January 31st at 6:30 pm in the Clubhouse. New board members elected include Ron Sines and Brenda Wicker. The Treasurer reviewed the 2019 expenditures and 2020 budget, updated everyone on major projects, etc. good discussion on wide range of issues.

  • We now have a new custom built Community Bulletin Board located by the mailboxes thanks to Ron and Trudy Sines.  
  • Great job by community volunteers this past week mulching/spreading pine straw in flower beds around the buildings.

  • Also, check out the current list of North Shore Villas on the real estate market according to Zillow. 
  • Finally, the Board of Directors has set the following dates for the next Board meetings 
    • 03/20/20 regular meeting
    • 06/19/20 for the annual meeting of the association also

    The Board invites everyone to attend and encourages you to bring your ideas for making North Shore an even better place to live. Email your topic to the President (lucier1651@gmail.com) at least one (1) week in advance of the scheduled meeting so you can be placed on the agenda. Plan to keep your remarks to a five minute maximum so everyone has an opportunity to speak.

North Shore HOA Neighborhood News - February 2020

The following are selected news items or issues of interest to the residents of the North Shore Villas on Lake Marion in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:

  • Lake Front Retaining Wall: The project is pretty much wrapped up and I must say the contractor did a great job. Really looks good. It was also nice hearing it came in on time and pretty much right on budget. The HOA Reserve/Finance/Budget committee will be meeting over the next few weeks regarding the planning for the railing and cart path phase of the project. Several options are being prepared for homeowners to select from next month.
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the lease transferred into the HOA’s name. Mr. Roquemore has agreed to sign the transfer papers once they are ready and he has approved the new plat. The new plat basically includes all the property on the lake side of the condos, to include the sea wall.
Hopefully all homeowners received the much more detailed status report emailed out by Calhoun Mays in January.






  • Starting January 1, 2019, Santee North Shore LLC decided that it needed to start charging $40 per month for the boat slips to help offset the cost of operating and maintaining the marina while Santee North Shore LLC finalized setting up the North Shore Marina Association. Town & Country PM, Inc. has been hired to assist in handling with the finalization of the association and the management of the Marina. Stay tuned for more details.

  • The Board held the Annual Association meeting on Friday January 31st at 6:30 pm in the Clubhouse. New board members elected... reviewed the 2019 expenditures and 2020 budget... updated everyone on major projects... good discussion on wide range of issues. Minutes of the meeting should be out shortly. Great meeting!
