North Shore HOA Neighborhood News - December 2019

The following are selected news items or issues of interest to the residents of the North Shore Villas in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:
  • Lake Front Retaining Wall: The project is now wrapping up and I must say the contractor did a great job. Really looks good.
  • Railing, Fence, Cart Path: The HOA Reserve/Finance/Budget committee will be meeting over the next few weeks regarding the planning for the railing and cart path phase of the project. Several options are being prepared for homeowners to select from next month.
  • Lease: All the paper work along with an updated plat has been submitted to Santee Cooper in order to get the lease transferred into the HOA’s name. Mr. Roquemore has agreed to sign the transfer papers once they are ready and he has approved the new plat. The new plat basically includes all the property on the lake side of the condos, to include the sea wall.
  • Billing: For those that would like to pay up front for their share of the project, the cost per owner is $5,706. Billing will begin with the next quarterly billing statement (January 1, 2020).




  • Starting January 1, 2019, Santee North Shore LLC decided that it needed to start charging $40 per month for the boat slips to help offset the cost of operating and maintaining the marina while Santee North Shore LLC finalized setting up the North Shore Marina Association. Town & Country PM, Inc. has been hired to assist in handling with the finalization of the association and the management of the Marina. For now, Jason Mock will continue his normal on-site management of the marina. Stay tuned for more details.
  • Roofing project. Again, the contractor has wrapped up its work. The crew really did a bang up job. Again, Insurance and warranty are covering most of the cost. Hurray!
  • You may have noticed the logging and clearing of the neighboring housing lots by Polly's Landing is done. We will let you know more about plans for the property and building of initial homes as details emerge.
  • Remember, to pay your HOA Dues, You can use the online payment feature on the the North Shore HOA Web Site,   
  • Check out the Santee Cooper Country web site for the list of upcoming area festivals and events.Finally, check out the current list of North Shore Villas on the real estate market according to Zillow. 
  • Finally, it has been reported that people are riding golf carts and walking on the new sod that was installed at the Seawall Project. The Board is asking that everyone stay off the new sod to allow it time to get established.

North Shore HOA Neighborhood News - November 2019

The following are selected news items or issues of interest to the residents of the North Shore Villas in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:
  • Lake Front Retaining Wall: The project is now well on the way to completion. Tree removal, grading and initial landscaping of land is done. The second phase of the project is also now wrapped up - placing the blocs and actually constructing the wall. The contractor has now come back to place top soil and fine grade the project. As that has been completed, they have begun with grassing the area. The project should be completed by the end of November. Looking great!
  • Railing, Fence, Cart Path: The HOA Reserve/Finance/Budget committee will be meeting over the next few weeks regarding the planning for the railing and cart path phase of the project. Several options are being prepared for homeowners to select from next month.

North Shore HOA Neighborhood News - October 2019

The following are selected news items or issues of interest to the residents of the North Shore Villas in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:
  • Lake Front Retaining Wall: You may have noticed that most of the building materials have been delivered on-site in preparation of beginning construction of the retaining wall later this month. The final Engineering Plans have been completed. They are posted on-line on the Association's website under the private North Shore HOA 'Google Drive'. Tree removal has been completed and grading and landscaping of land will begin shortly. 
  • At its latest meeting, the HOA Board has determined the cost for the lake front retaining wall project had increased to a total of $408,470.00, which represents an increase of $58,470.00 over the original budget based on final plans. Homeowners voted to accept the increase the budget and loan as outlined. There were 54 votes yes and 4 votes no.
  • You may have noticed the logging and clearing of the neighboring housing lots by Polly's Landing is done. We will let you know more about plans for the property and building of initial homes as details emerge.

  • Reminder: There will be a Halloween get together on Saturday, Oct. 26th at 6:30pm in the Clubhouse. Soft drinks will be provided and attendees are asked to being a snack or dessert to share with their neighbors.
  • Latest news on the roofing project. The contractor that will be replacing all the roofs on the condo buildings has gotten started and the work is moving right along.The work started with the Clubhouse building, followed by Buildings "E" and "F". They will then move to the next buildings and work should be completed by the end of the month. Please do not park in front of the buildings when they are working on your building.  Insurance and warranty are covering most of the cost. Hurray!

  • Finally, the HOA Board again wants to update you on several items:
    • Marathon Gas Station Road 400 - Sam the owner of the station has a fenced area for Boats and Trailer Storage. He has offered spaces to North Shore owners for $20,00 per month. Please contact Sam at the station if you have any interest.
    • Use of oil-fueled tiki torches and fire pots are forbidden. They pose a fire hazard to our buildings and insurance may not pay for any fire damage caused by them.
    • Parking for passenger vehicles (cars/pickups/vans) owned by residents and/or home owners has been provided in front of the condo apartment buildings. At present, spaces have not been assigned to specific apartments. In general, two spaces are available for use by residents of each condo. Empty spaces are available for use by guests.

North Shore HOA Neighborhood News - September 2019

The following are selected news items or issues of interest to the residents of the North Shore Villas in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the month:
  • Lake Front Retaining Wall: You may have noticed that some of the building materials have started being placed on-site in preparation of beginning construction of the retaining wall this fall. The final Engineering Plans have been completed. They are posted on-line on the Association's website under the private North Shore HOA 'Google Drive'. Tree removal and grading of land will begin in early September. A big thanks to Jimmy Jackson and other Board members working on this project.
  • At its latest meeting, the HOA Board has determined the cost for the retaining wall project has increased to a total of $408,470.00, which represents an increase of $58,470.00 over the original budget. Homeowners need to vote and approve the increase.
  • You may have also become aware of the logging and clearing of the neighboring housing lots by Polly's Landing. Will let you know more about it as details emerge.
  • Remember, to pay your HOA Dues, you can use the online payment feature on the the North Shore HOA Web Site Home Page. 
  • Check out the Santee Cooper Country web site for the list of upcoming area festivals and events. Duckfest will be held in Summerton next month..
  • Seeing hints of next round of Mayflies coming out again. Hopefully it's the last time this year. Wish they would only come out in May. There also appears to be an invasion of Florida love bugs after the hurricane.

  • Finally, the HOA Board again wants to update you on several items:
    • Marathon Gas Station Road 400 - Sam the owner of the station has a fenced area for Boats and Trailer Storage. He has offered spaces to North Shore owners for $20,00 per month. Please contact Sam at the station if you have any interest.
    • Your neighbors thank you for the plantings you have done around the buildings but if you plant it, please maintain it. Asking our landscape crew to do additional duties involves additional cost.
    • TV dish antennas are regulated by the Architectural Review Board. Dishes and antennas may not be mounted on railings or posts but are allowed if they are freestanding, such as on a tripod on a deck, as long as they are not permanently secured.
    • Oil-fueled tiki torches and fire pots are forbidden. They pose a fire hazard to our buildings and are absolutely not allowed. Insurance may not pay for any damage caused by them.
    • There is no smoking allowed around the pool or in the clubhouse. There is no glass of any sort allowed around the pool. Homeowners are responsible for advising their guests of these rules and enforcing them.
    • If you use the kitchen in the clubhouse, please clean up. Please do not leave food items in the refrigerator and/or freezer or in the cabinets. If you carry it in, carry it out.

The following are selected news items or issues of interest related to the residents of the North Shore Villas in Summerton, SC. These brief items are drawn from postings on the North Shore HOA Web Site, North Shore HOA Facebook Page, Minutes of the North Shore HOA Board Meetings, and other items of interest submitted by homeowners during the past month:
  • Lake Front Retaining Wall: You may have noticed that some of the building materials have started being placed on-site in preparation of beginning construction of the retaining wall this fall. The final Engineering Plans have been completed. They are posted on-line on the Association's website under the private North Shore HOA 'Google Drive'. The final documents are being submitted for the loan to the bank which has indicated that there should be no problem in getting approved. Construction is scheduled to being sometime this fall. A big thanks to Jimmy Jackson and other Board members working on this project.
  • Remember, to pay your HOA Dues on time. You can use the online payment feature on the the North Shore HOA Web Site Home Page. 
  • Summer vacation is wrapping up and its time to ensure your kids are registered for school and have their immunizations up to date.

  • Seeing hints of next round of Mayflies coming out again in August. Wish they would only come out in May.

North Shore Villas HOA Information Systems

It was 5 years ago that the North Shore Villas HOA Web Site Version 1.0 came into being. Interest and usage was very limited. Over the years, however, the web site and related information systems have slowly continued to evolve. The HOA Web Site was refined, new functionality added, and it became more interactive as Online Billing and other features were added to the site. 

Charles Murphy then created the North Shore Villas HOA Facebook Page which was then linked to by the HOA Web Site. This added the highly popular interactive 'social media' component to our community's information systems. 

Recently we also added the North Shore Villas HOA Weekly News site to our inventory of information systems and it has been interfaced to our HOA Web Site. It draws information from State HOA news sites, our Facebook page, Web Site, and North Shore HOA Blogging site. 

Over the past few months 3-4 additional homeowners and/or members of the HOA Welcome Committee have been trained in editing and maintaining these HOA information systems to ensure continuity and support for the systems. 

We're still going through some growing pains as these HOA information systems continue to evolve and more and more homeowners start to increasingly use them. Please take the time to explore the sites and send constructive feedback to Peter Groen, Charles Murphy, Kathy Lucier, Board Members and the Welcome Committee on how we can further improve the sites over the coming year.

North Shore Villas - Real Estate Market and Prices 2019

It has taken a while, but I think we can now say that all the condos at North Shore have been sold. We have now moved into the next phase of normal ongoing turnover and sale of units expected in typical residential communities. 

According to a recent article in the SC Biz News, The SC lowcountry residential real estate market is stable, and demand continues to outpace supply. Median price of homes is up 4.6% this year, so that's good news for all of us. According to the Sandlapper Group, the median price of homes around Lake Marion is currently $283,450

North Shore Villas HOA Rules and Regulations

The North Shore Villas HOA Board of Directors would like to remind everyone of the following rules they would like for you to pay more attention to this summer. Other rules and guidelines will be developed and issued by the Board over time as the need arises. View or download North Shore HOA Welcome Packet to learn more about the other major rules and guidelines that govern our community.
  • Absolutely No pressure washing of decks on the parking lot side of the buildings.  This includes, obviously,  the first floor concrete.  The elevator and fire control systems are very sensitive to water and power washing can and has caused significant, very expensive damage to equipment. 
  • The area around the sheds needs to be kept tidy.  Having items piled around hampers weed suppression and mowing 
  • NO Boats are to be left in the area near Building A.  That space is for trailers only.
  • Boats, RVs and other water craft are not to be left in the parking lot.  There are specific areas for these vehicles.
  • Golf carts should be parked across from the buildings on the shed side.  Carts are never to be parked in or adjacent to handicapped spots.
  • Clean up after your pets!  Please be considerate of others.

North Shore HOA Neighborhood News - July 2019

  • Thank you to all who made the July 4th celebration, dinner and fireworks such a great success.
  • Remember: Mexican Train Night is every Thursdays@7pm in the Clubhouse
  • Lock everything up tight, e.g. condos, sheds, vehicles, golf carts. Ten cars were broken into recently in nearby Scotts Lake and Princess Pond neighborhoods.
  • The 'Mayflies' returned again this month. Hopefully we're now good for another 6 weeks.
  • Planning for the start of the sea wall construction project is moving forward. Stay tuned for updates from the Board.
  • Remember, its time to pay your HOA Dues.
